What does our report include?

Criminal & Public Records

We run a complete criminal records search which includes local, state, & federal criminal records, plus a national sex offender search.

We also run a public records search which includes evictions, foreclosures, judgments, lawsuits, property liens, tax liens, and bankruptcy filings.

The credit bureaus have recently removed most public record information from their credit reports, so these searches are vital.

Financial Verification

We do a thorough financial verification to ensure your applicant can pay their rent or maintenance. We verify the current income source for each applicant and we also obtain a bank reference for current balances, NSF checks, overdrafts, etc.

Also included is a detailed credit report from Equifax with their credit score and account history.

Reference Verification

We verify the applicant's residential history, including property that they have owned as well as property they have rented. This will give you a good idea about how they are as tenants

We also obtain several character references on the applicant so you will know how they are as people.

Our criminal record searches consist of the following:

National Criminal Search:

The data on this search provides only public record information and is intended as a general search only. This data should not be relied upon to determine an individual's actual criminal record since the search is not all inclusive of every state, county, or city in the United States. Only agencies that report their criminal record data as public records are included in this search. Expunged or sealed records are removed.

Many other companies lead you to believe this search will turn up ANY criminal history that exists for a person. The truth is these kinds of searches are misleading and do not include all criminal convictions and they leave many records unsearched which leaves you unprotected. Also, not all criminal records result in conviction, nor do they all provide dispositions of guilt or innocence. A wrongful denial based on an out of date or incorrect criminal record could result in a lawsuit against your association!

INTERPOL:

International criminal search utilizing the International Criminal Police Organization intergovernmental records database. They have 194 member countries and share/access databases with information on crimes and criminals (from names and fingerprints to stolen passports), accessible in real-time to countries.

OFAC:

The Office of Foreign Assets Control (OFAC) of the US Department of the Treasury administers and enforces economic and trade sanctions based on US foreign policy and national security goals against targeted foreign countries and regimes, terrorists, international narcotics traffickers, those engaged in activities related to the proliferation of weapons of mass destruction, and other threats to the national security, foreign policy or economy of the United States.

National Sex Offender Search:

This national database contains public record information on offenders classified as sexual predators and sexual offenders because of a conviction for a sex-related crime and/or a specified crime against children.

Federal Bureau of Prisons Search:

This is a search of any and all of the federal prisons in the United States. Federal crimes include racketeering, mail fraud, bank fraud, etc.

Statewide DOC Search

This is a search of the Department of Corrections records in every state where it is available. This database contains public record information on felony offenders sentenced to the Department of Corrections. The Department of Corrections search most often includes cases where the defendant's sentence includes jail time of more than one year. Information on offenders sentenced to county jail, county probation, or any other form of supervision is not contained. This search should not be used in lieu of a county criminal record search, as the county searches provide details on arrest records both with and without convictions.

County Criminal Search:

This is one of the most important searches in the background check. Most crimes that are committed are reported on the county level, unless they result in more than a year in prison, or if they are a federal crime. This is a search of any and all county and neighboring counties where the applicant has resided during the last seven years. Non-convicted crimes can only be reported up to 7 years. Convicted crimes have no statute of limitation for reporting.
